The luxury real estate market here in the Valley is alive and well. Whether you’re looking in Chandler, Scottsdale, or the heart of Phoenix, there are a number of amazing homes for sale at any given time. You just may not be able to find them on your own without some help. Here are a few tips to help make your search more successful:
- Connect with a luxury real estate expert. Unlike traditional home sales, luxury homes for sale often go unlisted on the MLS. This is to protect the seller’s privacy. In these cases, the only way to find these properties is through your agent’s connections. As an agent who is familiar with the local luxury real estate market, I can help you find those hidden gems that aren’t available to view online.
- Don’t rule out a home based on its photos. Pictures may say a thousand words, but when you’re looking at luxury real estate, they don’t always capture the heart of the home. This is especially true with larger homes. Seeing them in person is always something I recommend to my clients.
- Work with your current bank and advisors. If you have a strong relationship with a particular bank, they are certainly aware of your financials and your portfolio. Also, make sure your financials are properly documented. The luxury real estate market is highly scrutinized, so you want to be able to show that you have the income necessary to purchase your desired home.
- Be prepared to negotiate. When you fall in love with a home, it is tempting to just offer the asking price or something close to it. But luxury homes are priced because of their unique features such as a spectacular view or a remodeled gourmet kitchen. These amenities shouldn’t necessarily dictate that you have to pay more than you should. A savvy agent will have comparables available so you can use this information to make a reasonable offer.
